The MLS (multiple listing service) is the largest database of homes for sale and where buyer websites like Zillow & Trulia get their data from. The more people your home is being seen by, the easier it is to find the right buyer. 90% of all homes sold are listed on the MLS by a licensed broker.

Nectr charges a fee of 1.5% as the listing broker. This is half of what other traditional brokerages charge. We offer a 3% fee to cooperating brokerages if the buyer is represented seperately. If we represent both sides you keep the 3% buyer agent commission.

The truth is less complicated. It’s just hard work. Make sure your home appears attractive online with detailed information and professional photography, price accurately, maximize online exposure and be proactive with every opportunity. All but one of those phone calls, showings and follow ups will result in the right buyer.

Sellers are responsible for a few things when selling their home, regardless of selling on their own or with a professional. They include the mortgage balance, taxes for the time they lived in the home prior to closing which is also known as a tax proration, revenue stamp (a tax paid to the state), termite inspection (required in the state of Iowa) and legal fees for title work and contract preparation if they aren’t using a real estate agent.
